What OppMap Is

OppMap is a free screening tool that uses publicly available data to generate preliminary opportunity scores for real estate asset types (self storage, warehouse/contractor bays, and flex commercial). It is designed to help you decide what's worth looking into further — not to make investment decisions for you.

Not Investment Advice

OppMap does not provide investment, financial, legal, or tax advice. Scores, signals, and risk assessments are generated by rule-based algorithms using public data and should be treated as rough directional indicators only.

You should always conduct your own due diligence — including local market research, financial modeling, professional inspections, and consultation with qualified advisors — before making any investment decision.

Data Accuracy

Our data comes from public sources including:

U.S. Census Bureau (American Community Survey, County Business Patterns)
Google Places API (business and competitor listings)

This data may be incomplete, delayed, or temporarily unavailable. Census data typically reflects a 1–2 year lag. Google Places results depend on business listing accuracy. When a data source is unavailable, we indicate this clearly rather than showing estimated numbers.

We make no warranties about the accuracy, completeness, or timeliness of any data or scores presented on this site.

No Guarantees

A high opportunity score does not mean an investment will succeed. A low score does not mean it will fail. Real estate outcomes depend on countless factors that no screening tool can fully capture, including local zoning, construction costs, financing terms, management execution, and market timing.

Limitation of Liability

OppMap is provided “as is” without warranties of any kind. To the maximum extent permitted by law, we are not liable for any damages — direct, indirect, incidental, or consequential — arising from your use of the site or reliance on its results.

Acceptable Use

You agree not to:

Scrape, crawl, or programmatically access the site beyond normal use
Attempt to reverse-engineer the scoring algorithms
Misrepresent OppMap scores as professional appraisals or investment guarantees
Use the site for any unlawful purpose

Ecosystem Tools

OppMap is part of an ecosystem that includes BuildGrade and DealForge. When you click links to these tools, non-personal market data (city, state, scores) may be passed via URL parameters for convenience. These tools are separate products with their own terms.

Changes

We may update these terms as the product evolves. Continued use after changes constitutes acceptance.
