OppMap (www.oppmap.com) is a free real estate opportunity screening tool. We are committed to keeping things simple and transparent. We do not require accounts, we do not collect personal information, and we do not sell data to anyone.

What We Collect

Search queries. When you analyze a market (city + state), that query is sent to our server to fetch public data and return your results. We may temporarily cache results to improve performance. These queries are not tied to any personally identifiable information.

Analytics. We use Vercel Analytics and Vercel Speed Insights to understand how people use the site (page views, performance metrics). These services are privacy-friendly and do not use cookies. They collect anonymous, aggregated data only — no personal identifiers, no cross-site tracking.

No cookies. OppMap does not set any cookies. There are no tracking cookies, advertising cookies, or session cookies.

Third-Party Services

To provide market data, we use the following public APIs on the server side:

U.S. Census Bureau — Population, household, and income data (ACS 5-Year, County Business Patterns)
Google Places API — Competitor and business listing counts
Vercel — Hosting, analytics, and caching

Your search queries are sent to these services only from our server — they never receive your IP address or any personal information directly from your browser.

What We Don't Collect

Names, email addresses, or contact information
Payment or financial information
Location data from your device
Any data that could personally identify you

Data Retention

Cached market analysis results may be stored temporarily (up to 24 hours) to improve response times. No personal data is retained because none is collected.

External Links

OppMap links to external tools in our ecosystem (BuildGrade, DealForge) and may pass non-personal market data (city, state, scores) via URL parameters when you click “Estimate Build Cost” or “Run Full Analysis.” These tools have their own privacy policies.

Children's Privacy

OppMap is not directed at children under 13. We do not knowingly collect information from anyone under 13.

Changes to This Policy

We may update this policy as the product evolves. Material changes will be noted by updating the “Last updated” date above.
